Please check the website periodically for important news and reminders about the RMCLT program.

Property Taxes:

As a homeowner, you are required to pay all of the property taxes associated with your home.  Please check with your mortgage lender to ensure they are collecting enough money from you monthly to cover both the land portion (if necessary) and the improvement portion of the property taxes.  If you have any questions on this process, please call Patricia at (719) 447-9300 x6.


Property Insurance:

You are required to have property insurance that includes RMCLT as either a second mortgagee or additional insured.   As a homeowner you have every right to shop around for the insurance that meets your needs, but RMCLT still needs to be listed.

If you change insurance, make sure following specifics are reflected on your current Certificate of Insurance:

1.  Dwelling/building coverage for replacement cost or 120% of home value
(homes without HOA coverage)

2. Minimum of $300,000 Liability coverage

3. RMCLT listed as a second mortgagee or additional insured

4. For Condos please add an assessment rider

Here is a list of contractors that RMCLT staff use for both RMCLT properties and their own personal properties.  These are the contractors we recommend for professional services.  We are not, in any way, suggesting that these contractors will give discounts for their services.

Lease Fee Increases:

RMCLT’s Board of Directors voted to increase lease fees by $5.00 for all homeowners starting in 2019.  After several years of deferring the increase due to the weak economy, this increase was half of the $10.00 allowed in the ground lease.  You will receive a postcard in June if you are scheduled for a lease fee increase.
